
The FORM 4 page contains all that you need to have in your possession to prove ownership.

For a non-Bahamian buyers, the BIA Permit Approval Certificate is required.

The "THIS INDENTURE" page contains redlines, critical to have a color scan. Also critical to have the attorney signature on the left side margin (red), with the date and accurate seller and buyer names required at closing.
Within days, the VAT Stamps (orange) confirming closing attorney has remitted the VAT paid by the buyer should be on this page and a copy sent to the buyer.
4 months but less than

The Signature Pages, Affidavit (Witness) Pages with Signature and/or Notary blocks, for the Conveyance and License to be fully executed, must have Witness signatures and Notary signatures along with the Notary's Stamp and dates.
In the case of a buyer, seller or Developer being a corporation, the Corporate Seal on the corporate officer's signature pages is also required.

The "Recording Page" (last page) in a new conveyance. The left side of the page should have the Closing Date, the sellers and buyer names, accurate description of the property, and the name of the closing attorney law firm.
After 4 months but less than 2 years, the page should return from closing attorney with the dated Recording Stamp, and the right side complete with Attorney name in the lodged

The LICENSE issued and should be included with the Conveyance. Initially signed by all parties and later (4 - 24 months) recorded simultaneously with the Conveyance.

The LICENSE Recording Page should match the Conveyance Recording Page. They both get recorded simultaneously.
Upon receiving your conveyance post-closing, if you find the following discrepancies, report them to the closing attorney. They must correct your conveyance and license as these are required for Pre-Recording and Recording:
To complete the transfer of the property with the HOA, submit the valid & complete Conveyance, BIA Permit and License... Having previously completed:
Failure to complete all of the above will lead to significant delays in HOA transferring the property, registering utilities, issuance of Class B Share Certificate and all the consequences that the Government of the Bahamas may impose for non-compliance.
For example, failure to remit the VAT Tax, the Government could hold up the closing or recording, expecting the VAT to be paid on the current appraised value of the property.
After a few weeks (2 - 8 weeks), the Conveyance should be stamped with the VAT Tax Paid stamp on the THIS INDENTURE PAGE & the & Stamp Duty Paid on the THIS LICENSE PAGE.
After pre-recording, you will find the orange circled characteristics added to the original documents. Follow up with the closing attorney at no less than 8 weeks and every week thereafter until you receive the copies with the Pre-Recording Markings.
Once you receive this copy, send it to accounting@biminihoa.com.
After several months (4 - 24 Months), the Conveyance should be lodged by the Closing Attorney with the Registrar General to be recorded. Follow up with the closing attorney every 2 months until you receive the copies of the recorded documents or the originals.
Once recorded, the Closing Attorney must remit to you a copy of the recording or mail the originals to you, depending on your preference or financial arrangements. For example, Mortgagors will require the Conveyance to be kept in escrow.

Once recorded, the Conveyance document set should also include the Certificate of Registration signed by the Bahamas Investment Board.

The Registrar General's Recording Page is typically the cover page of the "Recorded" Conveyance Document.

The Instrument Data Form is added by the Closing Attorney when submitted for recording and must be stamped upon recording. This page is typically the 2nd page in your "Recorded" Conveyance Document set.
Below is the list of current unit numbers with the cross reference to the original unit reference used by the Developer pre-2010 or so which is the reference used by the Conveyancers based on the Condo Association documents.
